Why I Made This Book

I've met a lot of people in this business. Many thousands of them, over two decades.

And the thing I hear more than anything else is a version of the same sentence: my situation is different.

I'm too old to learn this. I was never good with numbers. I don't have nearly enough money to buy an apartment complex. All the good deals get snapped up — a beginner has no hope.

It's almost like people carry a forcefield of reasons around with them, all ready to go.

I understand it. But I've watched too many people, starting from too many different places, do this anyway.

So I picked ten of them and had them interviewed. Not by me — I asked my longtime friend and colleague Jonathan Rozek to do it, and told him to ask whatever he wanted. I had exactly one question I wanted asked, and you'll find it in the book.

Then I stayed out of the editing completely.

What came back is ten stories that don't sugar-coat any of it. These people don't mince words about what apartment investing actually takes — the work, the patience, the parts that go wrong.

They are not clones of each other. That was the entire point.

Who It's For

There is a decent amount written about the nuts and bolts of doing apartment deals. There is almost nothing written about how it actually works for people from different walks of life — with different jobs, different savings, different ages, different amounts of nerve.

That's the gap this book fills.
